About TP Bar Stock Ranch

Ranch headquarters are located 40 miles north of Klamath Falls, Oregon in the Sprague River Valley with year-round access on a paved county road 15 miles east of the town of Chiloquin.

There are approximately 2,200 deeded acres in this great feed ranch, including 1,500 irrigated acres and about three miles frontage on the Sprague River.

Irrigation water is provided by three river pumps with electric pumps of 100 hp, 75 hp, and 60 hp.  Additional water comes from two wells producing 2,500 gpm and 2,700 gpm with 125 hp pumps along with two 60 hp and 40 hp booster pumps.

Water is spread with five pivots.  Approximately 300 acres are flood irrigated.  There are two motorized wheel lines for two 20 acres fields used for horse pasture.  A domestic well provides livestock water to corrals and water troughs in the pasture fields.

Pivots apply 1/3 inch of water per 24 hours, a proven ideal way to maximize water use. Pasture is a mixed seeding for the area including tall fescue and white clover.

Seller will provide interested buyers with information for accurate stocking rates for  ideal grazing.   These are beautiful, even growing fields with no wolf plants.  The ranch is ideally suited for running all cows and calves or all yearlings.   Mix them up to suit your operation.  Seasonal weight gains are as good as it gets.  This part of Klamath County is renowned for good feed production.

Livestock working facilities are outstanding, as good as it gets.  It has ample corral space and crowding alleys which are adjustable coming into the working area.  Cattle of any size flow with ease.

The large covered working area is well lighted and has a concrete floor.  There is a hydraulic cattle squeeze, calf squeeze and insulated storage room for supplies.  Sorted cattle can be released from the squeeze in two directions.

In the corral area there is a large sand filled arena for training stock horses or roping and cow penning contests.

There are two modern 3 bedroom, 2 bath frame homes of approximately 2,000 sf.  There is a large bunk house and tack room attached to a 2,000 sf concrete floored, insulated shop.

Real estate taxes for ‘07/08 are approximately $5,450.

Waterfowl habitat is great with about 3 miles of riverfront on the Sprague River.  This provides seasonal duck and goose hunting.  The river is protected with electric fence.  It would be hard to find a better, more productive livestock operation in Klamath County.

Asking price is $3.9 million
