• This 348 acre irrigated ranch is an investment opportunity located at the improved Gyle
Road - Interstate 5 exit between Corning and Red Bluff. It includes 48 acres in three parcels that will receive C-3 commercial zoning from Tehama County by December ’08.

• Approximately 144 acres are in flood irrigated pasture and fenced for cattle. The fencing is high grade with pipe brace posts and gates. Two years ago approximately 137 acres was laser leveled. The owner has been growing dry land hay crops on this portion.

• Irrigated acreage as per Tehama County Farm Service Agency is eligible for subsidy
payments assigned to the ranch. The subsidy payment has been approximately
$30,000 per year.

• Soil types include Arbuckle gravelly loam, Kimball gravelly loam and Perkins gravelly
loam which are 60% Class II and 40% Class III. There is a significant gravel strata eight to ten feet below the surface, and a gravel plant on the south side of the ranch.

• This ranch is in the Thomes Creek Irrigation District with five land owners making the
decisions. Water costs that have historically been between $5 and $10 per acre foot are
changing due to the drought situation and the district may have to buy water for next year.
The district has no debt and $950,000 in the bank.

• Irrigation water can come from two sources. A new 14’ Slant Mount canal pump used in the Tehama-Colusa Canal produces 4,000 gpm and a 400’ well was drilled two years ago. The well has a new turbine pump with a 125 hp electric motor that will produce 3,200 gpm with a 68 foot lift. All water goes into a pipeline with check valves.

• Property taxes for 2007-08 are $2,612.28. With the exception of 48 acres of commercial
property, the balance of the ranch is in the Williamson Act Preserve.

• Asking price is $2,300,000 cash.
